- Is overshadowed by a stronger-known neighbour
- Offers a meaningful price or property-type alternative
- Connects to multiple employment centres
- Has established services
- Holds stock owner-occupiers may eventually compete for
- Has identifiable risks
- Does not require heroic capital growth
- Has enough transaction depth to support analysis
- Has a credible renter cohort
We never use: hotspot, guaranteed growth, next boom, secret suburb, "can't miss", or "buy before it is too late".
